How do you combine energy performance with urban quality of life? In Lier, SEDS BV, together with O3 SHIFT and ABN Architects, designed a residential project with 71 energy-neutral flats in which comfort and sustainability reinforce each other. The energy supply revolves around collective geothermal energy, supplemented by solar panels and charging points for electric vehicles.
By opting for a two-pipe heat distribution system, the system remains simple and maintenance-friendly within the residential complex.

Sustainable construction in a dense urban environment requires smart choices from the design phase onwards. For Jardin Maritime, SEDS BV and Thys Bouwprojecten NV developed an energy concept that focuses on efficiency without compromising on living comfort.
Collective geothermal energy forms the backbone of the energy supply for the two residential buildings. Heat is distributed via a stable supply and return pipe, tailored to five floors per building. The project remains under the owner’s own management, which is in line with the decision to work without an ESCO structure.

Student housing requires energy solutions that are both robust and flexible. For the project on Kleindokkaai, SEDS BV developed a system in which air-water heat pumps and solar panels work together to reduce energy consumption and generate green electricity locally.
The installation was designed with practical management in mind, eliminating the need for an ESCO construction. Within the two five-floor buildings, a four-pipe heat distribution system ensures efficient operation and easy maintenance — a logical choice in the urban context of Ghent.

Innovation is central to the energy concept of the Tracks project in Turnhout. Combining collective geothermal energy with solar panels and electric charging points creates an integrated approach to both energy and mobility.
SEDS BV is realising the energy infrastructure together with Tervia’s NV. Thanks to an ESCO structure, the installations are professionally managed and monitored. The building consists of zes floors and functions via an efficient 2-pipe heat distribution system that contributes to high performance.

Based on an ESCO structure, Keirlandse-Zillen will implement an energy concept in which management and operation are in the hands of specialised partners. Collective geothermal energy, together with solar panels and charging facilities, forms the core of the system.
The project has 4 buildings and uses a reliable 3-pipe connection for heat distribution. In collaboration with Cores Development NV, SEDS BV is realising an energy infrastructure that focuses on stability, efficiency and contemporary living comfort.

In the Valverde project, sustainable living translates into an energy concept that fits in with the green surroundings of Kasterlee. In each storage room, a SEDS unit is installed, connected via a distribution network to the collective geothermal installation. PV and charging infrastructure ensure a balanced and optimised energy consumption.
An ESCO contract was concluded for a duration of 25 years. The project consists of two buildings, each with ten apartments, and uses a two‑pipe distribution system in which the distribution circuits were divided according to orientation.

Heat distribution flexibility is a key principle at Ecowijk Gantoise, where a 3-pipe system is applied to 91 apartments and houses across seven buildings. Within each dwelling or apartment, SEDS units provide optimal heating or passive cooling distribution and generate domestic hot water.
SEDS BV collaborated with Bopro on a total solution with minimal ecological impact. Thanks to an ESCO structure, energy use, maintenance and management are professionally organised within this sustainable residential area.
